Custom Homes
- We will conduct a preliminary interview to discuss what type of home you want. This discussion will include family and lifestyle considerations, size requirements, special amenities, exterior and interior finishes, lot requirements and budget. If necessary, we will schedule additional meetings.
- At this point, we ask for a $500.00 deposit, which will be credited to the contract price at the final draw. However, if the customer fails to follow through with the construction of the home with us, that money would be forfeited to help cover some of the costs associated with the design process.
- From these discussions, we will develop a set of preliminary plans and a preliminary cost estimate. We are a Licensed General Contractor in the state of Tennessee and use our sophisticated computer-aided design package to develop and create home plans (we are not an architectural firm).
- After presentation of the preliminary information, we will discuss modifications and trade-offs. The initial fee will cover 10 hours of design time. Any additional design work needed beyond the time alloted will be billed at $50/hr (Principal) and/or $35/hr (Project Manager).
- The biggest source of problems between a builder and the homeowner is misperception. It is very difficult for people to look at a set of 2-dimensional plans and see clearly what the finished product will look like. We have the capability to develop 3-dimensional images of the home, which will bring the plans to life. We also use a detailed written contract, which describes the process, details the specifications and allowances, and clearly enumerates the reponsibilities of all parties.
- The following documents are part of our contract with the buyer, and we review these documents in detail with you: House Plans (schematics and elevations), Building Contract, Specifications and Allowances Sheet and the Builder's Warranty.
- Throughout the construction process, we encourage you to participate and even visit the work site. If you have any questions, call us immediately. We want your input, and while we hope that we have thought of everything up front, you many change your mind. We would be happy to make changes to meet your wishes. The process for making changes is spelled out in detail in the "Building Contract".
- Once you move in, we are with you throughout the warranty period. It is our job to make sure you are happy with your new home and if you are not satisfied, we are not satisfied. To support this policy we have a unique, proactive customer service program. This program is described in our "Statement of Quality Assurance and Customer Satisfaction".
- We approach all of our spec homes the same way we develop a home for a custom client. The same thought process, design schematics, and materials considerations are incorporated into the project.
- We try and build a home that will increase the standard of living for anyone who purchases a Clark & Company home. Each spec home has the same quality and uniqueness as all of our custom homes.
- We also have the ability to custom fit any of our spec homes to meet customer preference at the various stages of construction. It is entirely possible to alter floor plans to fit existing foundation layouts, alter selections associated with both interior and exterior cohesiveness, switch materials used on home to maximize livability for individual wants and desires, and at a moments notice switch gears from spec home creation to a completely custom and individualized process.
